Initial Consultation
Our design team will arrange to meet you and gain an understanding of your requirements and your aspirations for your project: the build, the interiors and the landscaping. If required, we’ll recommend an architect and landscape designer and meet together to discuss your project. Based on your brief, we’ll create a proposal in collaboration with the other design consultants detailing the services we can offer and a full fee breakdown.
Feasibility
Once proposals have been agreed, we’ll commission a full site survey and undertake a feasibility study. At this stage we also generate basic sketch layouts for you.
Concept Design
Based on our findings from the feasibility stage, your design team will create a number of designs for the landscaping and build areas. If necessary, Horton will liaise with the Local Planning Authority for pre-application advice.
We’ll present you with a set of concepts to discuss in detail before we begin the developed design stage.
Developed Design
Taking your favoured aspects from the concept stage, we take forward and develop one design.
Our in-house designers, along with the architect and landscape designer, will work to bring the scheme together across the build, interiors and landscaping ensuring a cohesive approach.
At this stage we develop the room layouts further, exploring furniture placement and suggesting lighting layouts. We’ll generate developed concept boards for each area and draw up bathroom and joinery designs for you to review. Together, we’ll select hard finishes, ironmongery and other interior architectural details before we move to the technical design stage.
Technical Design & Pre-Construction
Once planning approval is received, intensive work begins on the technical design of all architectural, interior and landscaping areas. Full working drawing packs and comprehensive specifications will be produced for the building and landscaping.
During this stage, we decide on furniture layouts and specification and then bring in our soft furnishings specialist to work on schemes. Our designers will produce full working drawings for all bathroom, kitchen and fitted joinery designs. We will also put together full interior specifications for all hard finishes, ironmongery and fixed lighting. This technical interior design work continues in to the next stage.
Either Horton or the architect will oversee the tender process including the selection and appointment of the main contractor and any required sub-contractors, leading to the selection and letting of your building contract.
Project Monitoring: Construction & On-site
Horton will follow the project on to site and monitor the progress of the build. If Horton administer the contract, this will include regular site visits to check the works are in line with the contract drawings and documents. We maintain a good relationship with the main contractor, resulting in an efficient build process with minimal fuss for you.
During this stage, we continue to develop the interiors of the project, producing detailed joinery and furniture drawings for bespoke aspects of the fit-out including further selection of soft furnishing elements. We closely co-ordinate our interior design works with the on-site programme so there is no delay to the build programme.
We monitor the project through to the successful practical completion of the build contract and final account.
Furnishings
As well as being heavily involved during the latter stages of the building works, our furnishing work continues post-practical completion. We work closely with you to select the finishing touches for your project.
As we finalise the soft furnishing schemes, we produce decoration schedules and specifications for loose furniture, window treatments, decorative lighting and bespoke decorative accessories from artwork to bedlinen.
We supply all items specified and monitor the process of installing them and dressing the interior spaces.
Maintenance
For soft furnishings and interior fittings, we provide warranty and maintenance details for any items we have supplied - we won’t just find you a beautiful sofa, we’ll tell you how to care for it so it’s part of your life for years to come.
